SOCIAL MEDIA FOR FIREFOX ADDS BIT.LY (THIS IS REALLY COOL)

In 09 we have made 2 very cool updates to Social Media for Firefox. In Feb we added Twitter, Sphinn and Mixx. This lets you hit the manual button on any URL you are on and see how many Tweets it has had. In other words it lets you see how many people have posted your link on Twitter. (There are a million short url services and we are working frantically to add the most prominent in so numbers might be a little off until then)

Today I’m announcing that we have added Bit.ly the Short URL service and I am really excited about the time it is going to save you. Here is how it works.

After installing the new version, Right Click on the manual button and follow the steps to configure Bit.ly by adding in your info and api key.

Then go to any URL and click on the Bit.ly Icon

Then a box will pop up that shows the new Shortened Bit.ly url in it, hit ok that closes the box and saves the link to your clipboard at the same time.

Then go to Twitter or where ever you want to post the URL and hit paste and done the link has been shortened and added into your Bit.ly account stats automatically.

Now after you have posted the link, you can go back to the url you shortened at anytime and hit the manual button. This will load two sets of stats one showing how many hits you have sent to that url and the second showing how many stats in total have been sent to the url from all Bit.ly users. Gives you your influence numbers without always having to login or go to your Bit.ly page and also gives you an idea on how viral or how well that bit of content is doing.

Give your unused or expired coupons to military families overseas

I came across this program recently and thought I’d share it with as many people as I can. I’m not sure why this is such a well kept secret and everybody really should know about this.

Did you know that millions of dollars in coupons are unused every year? If you get the Sunday paper, you probably clip manufacturers’ coupons for your grocery shopping.  Often, you’ll throw away the coupons you’ll never use, and sometimes a coupon will expire before you actually get to use it. Gosh, I hate it when the register clerk seems to take pleasure in telling me that my $5 coupon expired the day before I meant to use it!

Now, you can STOP throwing away unused or expired coupons and instead give them away to military families through the Overseas Coupon Program. Military families stationed overseas don’t get the paper and therefore don’t get grocery coupons. However, the commissionaries will accept manufacturers’ coupons, up to six months after expiration date.

This program only applies to press printed coupons (not coupons printed on your home computer, which the families can do while overseas) and to national brands (as opposed to local). Here’s what you need to do to start your coupon donation program, by yourself, or as part of a group at work, school, church, etc:

  • Collect unused or expired coupons (no more than one to two months expired, as they take time to reach the overseas bases). Clip coupons to their exact size, to reduce the paper weight when shipping.
  • Sort coupons by “food” (i.e. human food) and “non-food” items (including diapers, cleaning supplies, pet supplies, medications, etc)
  • Total the batch of coupons in dollar amount and write that on a piece of paper. This helps the base keep track of how many dollars in coupons they receive.
  • Put each pile of coupons into a separate ziplock plastic bag and label them “food” and “non-food”.
  • Find a participating military base on the Overseas Coupon program website (http://ocpnet.org/Base%20List/BaseList1.htm). This list gets updated on a regular basis. Only mail coupons to bases who still accept donations as indicated on that page.
  • Mail your coupons through the post office using Parcel Post (cheaper but also slower). On the USPS custom’s form, list the contents as “manufacturers’ coupons” and the value of the package at “$0.00″, and check the “Gift” box. If you have a lot of coupons to send out, it may be best to choose Priority Mail as you can fit as much as you can in a specific envelope for one designated fee.

So just how good IS theory?

Yesterday I looked at gambling theory in general and how important that is with regards trying to make money from casino games. Now obviously you are not supposed to be able to make money long term from casino games but that is not the objective for most people. Casino action gives people the opportunity to experience the thrill of casino game play while presenting the opportunity for short term success.

If you go into the venture with that in mind then you will be fine. Try to forget everything else that I have talked about on this blog because that stems from me having an awful lot of experience and inside knowledge that you simply will not have.

As an ex gaming employee then it is far easier for me to get away with certain things although even then, the average croupier is far more knowledgeable these days and the average casino manager is certainly so since I left gaming for good back in 1998. Theory is very powerful if you want to reduce the house edge to a very tiny percentage on all casino games and especially blackjack and roulette. Knowing basic strategy will not get you an edge at blackjack but it would almost certainly almost eliminate the house edge…….almost!

With sign up bonuses and loyalty bonuses that online casinos offer then you could find yourself almost breaking even or even better. Theory must be approached with caution because knowledge as they say is power but knowledge in the wrong hands or misinterpreted in the wrong way and used wrongly can be very damaging.

The bottom line is though that theory is important but it simply isn’t the be all and end all and success cannot be automatic as a result of knowing something…….it depends on what that something actually is.

real estate negotiation – “Negotiation Tips for a Buyer’s Market”

You should be used to it by now – the buyer’s market has settled into his big, cushy, leather, easy chair and he’s resting comfortably.

He’s like the guest who just won’t leave, so you have to learn to live with him for a while longer. And one of the best ways to do that is to sharpen your negotiation skills.

During the last five years of the hot seller’s market, negotiation skills weren’t quite as important as they are now. All you had to do was put the house on the market with a reasonable price and let the bidding begin.

Now things have changed. Today, we’re seeing a more traditional market where buyers have their share of homes to choose from. So the negotiation game among sellers and buyers (and their respective agents) has reached a new level of importance.

Here are four tips to help you negotiate in a buyer’s market.

1. Be informed. I can tell you without exception who always wins in a negotiation – the one who has the most information and uses it wisely. It’s the one tool that’s imperative in any negotiation. Information leads to the right price for a property, it puts details in perspective, it lessens tensions and it keeps emotions in check.

There’s no excuse for not knowing average days on market, list to sell-price ratios, home amenities and all the other basics, but it also helps to know, for example, a buyer’s motivations (are they moving with a job, do they like the school district, etc.).

2. Don’t lower your commissions. This is a key point, because in a buyer’s market, many REALTORS® automatically put their commissions on the auctioning block. But if you lower your commission to get a seller’s business, what does that really say to the seller? That you’re easily willing to come down on price – not what a seller wants!

Instead, demonstrate your value of past transactions and show that you delivered a better price for the homes you’ve sold. You may be asking for a higher commission, but the price you get for the seller more than makes up for it. You have to prove your value to get the full commission you deserve as a professional.
And revisit and adjust your listing presentation to illustrate to the potential client that you understand the nuances of a buyer’s market.

3. Handle offers with care. Never flat out reject an offer. Sure, you’ll get offers that you simply will not accept (and that you might even find insulting), but be careful and tactful with how you respond to those offers. You’ve done your homework to arrive at the asking price, so explain that to those who make offers instead of a flat rejection.

And adopt a sense of urgency with offers. I’ve seen some REALTORS leave offers on the table for a week or longer before responding. It’s not professional and it’s not in the best interest of your client.

4. Keep a positive “this will work” attitude. Consider how comfortable you’d be on the operating table with a surgeon who’s sending out vibes that things might not pan out. Focus on solutions and persist without exception. There really is a solution to every problem.

Effective negotiation requires focus, concentration and skill. When it’s done right, everyone feels they’re walking away a winner!
